Only if you want to. You can manage rooms, rates and availability yourself in the extranet, or let your own system push them to us with an API key — the same data you would send a channel manager.

For directly connected properties you choose: guests pay you at the property, or we collect and pay out after check-in. It is agreed in the contract before you go live.
Yes. Nothing here is exclusive and we do not enforce rate parity. If you push availability from a channel manager, your allotment stays in sync with everything else you sell.
Applications are answered within two working days. A property managed by hand can be live the same week; an API connection depends on how quickly your side can send us availability.
